Irrigated Colorado land for sale is difficult to find, especially smaller well-maintained agricultural parcels that produce a high-quality hay crop. You’ve found it. I invite you to research the market in the North Fork Valley and find any other properties that provide quality and value like these parcels do—usable acreage, agricultural production, irrigation water rights, views, proximity to town, and roads and utilities in place. Trust me—you won’t find a better deal on the market.

We’ve seen as many as 20 mule deer bucks lounging on the property, and the Crawford area is known for outstanding deer hunting and excellent elk hunting. Both BLM and US Forest Service lands are only a few miles away. Game Management Unit 63, where this land is located, offers over-the-counter elk tags for second and third rifle season, and Unit 53 is right across the valley and also offers over-the-counter elk tags. Crawford Reservoir, which has good fishing for trout, perch, and pike, is less than five minutes away, and Crystal Creek has good small-stream trout fishing only a couple of miles from the property.

The fields are planted in smooth brome, mountain grasses, alfalfa, and clover. In the summer of 2008, as I irrigated the property, the hay reached right to the tip of my nose, and I’m 5’10” tall. After installing two sideroll sprinklers in 2009, we anticipate even better production. The topsoil on these parcels is about two feet deep, and it is very fertile. Our goal is to grow three tons of hay to the acre, and we might even do better than that.

Crawford Reservoir with fishing and boating is only 2 miles away.

Crawford K-8 is the nearest school, and has an excellent reputation for strong fundamentals, activities, and sports. Hotchkiss High School is known for outstanding academics, strong sports teams and activities, and a friendly atmosphere.

Each parcel is provided with one Fruitland Mesa domestic water company tap that is more than adequate for one household.
