Game Management Unit 63, where this land is located, offers over-the-counter elk tags for second and third rifle season, and Unit 53 is right across the valley and also offers over-the-counter elk tags. Crawford Reservoir, which has good fishing for trout, perch, and pike, is less than five minutes away, and Crystal Creek has good small-stream trout fishing only a couple of miles from the property.

EXCELLENT HAY PRODUCTION

The fields are planted in smooth brome, mountain grasses, alfalfa, and clover. In the summer of 2008, as I irrigated the property, the hay reached right to the tip of my nose, and I’m 5’10” tall. After installing two sideroll sprinklers in 2009, we anticipate even better production. The topsoil on these parcels is about two feet deep, and it is very fertile. Our goal is to grow three tons of hay to the acre, and we might even do better than that.
